About this service

What are commercial 3D models and measured floor plans?

A measured building survey produces accurate 2D floor plans, elevations and sections, and where required a 3D model in formats such as Revit, IFC or SketchUp. Surveys are typically captured with laser scanners, total stations or photogrammetry, and drawn to recognised standards including the RICS Professional Statement on Measured Surveys of Land, Buildings and Utilities, and IPMS for floor area measurement. Commercial property typically uses NIA, GIA and IPMS 3 for office space.

Owners commission measured surveys before refurbishment, planning applications, lease plans, sales marketing, dilapidations, space planning, or as the geometric input for SBEM energy modelling. There is no statutory frequency, but the survey should reflect the building as it currently stands. A re-survey is sensible after any structural alteration, change of use, or where existing drawings are over five years old or of unverified provenance.

The deliverable is a CAD package: dimensioned PDF plans for issue, native DWG or RVT for designers, and optionally a federated 3D model with a point cloud for clash detection or facilities management. For SBEM and BRUKL work, the floor plans become the geometry input to the energy model, so accurate net and gross internal areas, glazing percentages and ceiling heights save significant time at assessment stage.

Why this matters: Inaccurate or out of date floor plans can invalidate lease plans, trigger disputes over rent on a per-square-metre basis, undermine SBEM and EPC accuracy, and cause planning applications to be refused or delayed when submitted geometry does not match site conditions.

Frequently Asked Questions

GIA (Gross Internal Area) measures to the internal face of external walls. NIA (Net Internal Area) excludes circulation, columns, plant and toilets, and is the traditional UK office letting metric. IPMS (International Property Measurement Standards) is the newer global standard, with IPMS 3 being the closest equivalent to NIA for offices. Many modern leases reference both.
